Reverse Mortgages NOT All Ways The Best for Seniors

Wanted to share with you a new report out in the LA Times. It is warning seniors to make sure they understand all the fees and interest that a Reverse Mortgage includes. Unless there is no other alternative, it is not advised for seniors to use the equity in their home in this maner.

Older Homeowners Turn to Reverse Mortgages

RISMEDIA, December 29, 2010-(MCT)-With demand rising for reverse mortgages, senior citizens are particularly at risk of being misled and should be protected by greater government oversight of the industry, according to a report by Consumers Union and two California advocacy groups. In a struggling economy, older homeowners are turning to reverse mortgages as a way to pull money out of their homes, with the loan not coming due until the borrower dies. But the loans can come with hefty charges, including origination fees, closing costs and compounding interest on loan principal.

"Reverse mortgages are a very risky deal for borrowers who don't understand the complicated terms of the loan and how quickly fees and interest charges can add up," said Norma Garcia, senior staff attorney for Consumers Union. "Reverse mortgages should only be a last resort for seniors who want to stay in their homes and have no other alternatives to supplement their income," she said.

The report was released by Consumers Union, the nonprofit publisher of Consumer Reports magazine, along with California Advocates for Nursing Home Reform and the Council on Aging Silicon Valley. It warned that seniors taking out reverse mortgages risk losing their homes while they're still alive.

The groups called for strong oversight from the new federal Consumer Financial Protection Bureau, which is being launched by Obama administration appointee Elizabeth Warren as part of financial reform legislation passed this year.

The report lists concerns including misleading marketing claims by lenders; attempts to sell borrowers other products at the same time, such as long-term-care insurance or annuities, and an increasing number of borrowers defaulting on reverse mortgages, triggering foreclosures.

Consumers Union offers tips about reverse mortgages on its website, http://www.consumersunion.org. The site's offerings include information about applying for government benefits for seniors, getting advice from local Housing and Urban Development counselors and seeking a so-called private reverse mortgage-a loan from a family member using the senior's home equity as collateral.

How to Prepare Your Home to SELL!

We know that in the next few months is when owners start thinking of to put their homes on the market.

Clients need to know the basics for listing their house on the market and it is up to us to provide that information to them. Teach the basics right from the start, during the presentation so they know what to expect.

Remember some of the sellers where buyers during the time when a house sold in one day if not hours. They haven't been though a market like this, where it may take months to sell and how it shows in comparison to the others on the market, counts so much. Even some realtors haven't experienced this type of market. Let's give them the basics to get their home sold and at the best price.

1) Setting the Price. First you need information to price your home for the market that you are in. Agents can provide you with "Market Analysis" for free. This shows you how your property compares to others similar to yours, that have sold recently plus that are available now. Also have an agent take you out to view homes currently on the market so you can how yours will compare in price and location.

2) Don't Do Major Remodeling.Items such as a new roof will not pay you back what you have spent. It never shows up in the price difference when sold. You would be wiser to put that money into repairs and simple up dates. Make sure if your roof is bad that the repairs are done because buyers will require it. Simple repairs like screens replaced or a cracked window fixed will improve to appearance of the house.

3) Making a First Impression
When potential buyers pull up in the front of the house, you need to want them to come in. Can't sell a house if they aren't interested in coming inside! Curb appeal starts with the lawn which should be trimmed and watered. The rest of the landscaping should also show that it is maintained. As for the house it self, do not let it show wear and tear, such as peeling paint, cracks on the foundation, loose shingles or stucco. Fix these before putting it on the market. Now stand back and assess how the house will look to others, are the windows clean, front door has a new coat of paint, the exterior is free of leaves and it is welcoming. Don't forget a few flowers in the flower beds for which ever season you will be selling in. This show that you love and care about the house.

4) Cleaning a Home to Sell
O.K. here is where you start to get ready to move. DECLUTTER your home!! First get rid of everything that you don't want to move into your new home. Take each room one at a time and declutter, clean closets, wash -- walls, door trim, base boards, ceiling fans and if you have a color that only you love, neutralize it. You can paint that color in your new home but you want to appeal to as many buyers as possible. Make sure to go thought the house before you leave each day or before a showing to pick up anything left out. Others don't want to see your wet towel or your tooth brush. They really want to think "no one lives here". This is even more important if you own a pet, the less seen the better, no hair, water, food, litter box or smells. KEEP IT CLEAN! Till you have it sold and closed. Some sellers invest in a cleaning service twice a month for all the extras, like windows, carpets and keeping on top of everything.

5) Keep it Light and Bright
During the day have all the blinds open, curtains pulled back and the lights on. Light and bright sells houses! You can do almost the same effect in the evening by adding extra lighting. Placing fresh flowers in the house adds a pleasant scent for the buyers and is inviting.

6) Last Go Away!
Buyers and their agents do not feel free to look or talk about your home, with you there. They go though your house quicker because they are uncomfortable. Make yourself scarce and take the kids and pets with you. You'll be glad you did.

You should be keeping an eye out for new research concerning exercise and how it relates to health. Many studies are done by Universities on the effects of exercise and doctors write articles about their findings but we must check out the facts before believing everything we read.

Sold in 3 Hours! Priced Wrong??

I had a listing that sold in 3 hours. First buyer that looked at it put in an offer. Was the price too low? No, this buyer had been looking in Casta del Sol for all most one year and hadn’t found what they wanted.

But let’s take a look at the property. The sellers were a referral for me, so the first meeting with them was at the property to go over everything that would be imperative to selling. The house had been their mother’s home, so we were going to decide what had to been done and what could be left “as is”. The list consisted of miner repairs, cleaning, painting, carpet, appliances, patio cover, curb appeal, furnished or not and price. Once we went though and decided what they would do to prepare the property then we went over active listing and what had sold recently, to determine the listing price. Now, I tell my clients that “I do not want to know what the bottom price is, that you will sell for”. I find it helps me when I negotiate, not to know.

Here is what they did to prepare the house to sell. Had the whole interior painted a neutral color, put in new inexpensive carpet, did termite inspection and had the repairs completed, had house cleaned, windows cleaned, miner repairs fixed, outside power washed and old furniture removed.

This is a retirement community, Casta del Sol, and houses, more than not, sell empty. It is better to sell it empty than with furniture that is 20 years old.

They were also in the position that the inventory of properties was the lowest it had been in a couple of years. The buyers wanted a clean ready to move into house with a view and open floor plan. They got what they wanted.

The sellers and the buyers went back and forth on the price for 2 days but they are both happy with the final deal. Isn’t that what this business is all about?

Keeping Possitive When the News is Negative!

I have written this before but thought it was due again! With all the news lately about "the markets up--the marketsdown" we could be as confused as our clients. Stop and think about your market area not everyone else's.

How to sell houses whether you are dealing with the sellers or the buyers and be the one they want to call! BE POSSITIVE! This will help you in any market situation should the economy be down or up. No one wants to buy a house from someone that is negative and down. You will have days that you have to work at being positive. Chances are you can find the best thing that is happening that day and build on it. The saying "every cloud has a silver lining" is true, it just takes an effort to find it.

One way to remove yourself from negative influences is to limit how much you watch, listen or read the news. We as Realtors have to know what is going on and how it relates to our business but we need to decipher what it all means. The news is there to feed your fears! The worst it is, the more we pay attention to it. Think back on bad things that have happened and how you were glued to the TV and read everything you could get your hands on. The media is a business and the more we read newspapers or watch TV the more they make. Think about, and in the future pay attention, to the words they use: might be, possible, maybe, could. They feed our fears. When you do listen to the news, make sure to deal with the FACTS as they are right now, not the might, could, or maybes!

Surround yourself with positive people. It is amazing how many times in a day someone will tell you how bad the market is but you know better. Houses are selling, people are getting help and buyers are feeling lucky to be able to purchase a home so it isn't all bad.

I once years ago, took a class on how to prevent others negativity from influencing me. First thing we had to do was use only positive words and it was hard to do. You become aware of how you use words and how to change them around to say the same thing in a positive way. The second lesson was to pay attention to the words others said to you. Every time someone said a negative statement to you, you said to yourself "cancel". This practice was to make you aware of how much others feed you negative thoughts.

So for just one day try this and become aware of your words.

I want to introduce you to the community of Stone Ridge in Mission Viejo, CA. It sits on a high crest with views for miles around. To the west it looks over the valley, with some distance ocean views. To the east, you see the Saddleback Mountains with a lush valley and preserved wilderness parks in between. These were the last homes to be built within the city limits.

It has a 24 hr guard gated entrance, walking and hiking trails that can take you 10 miles from home. Most streets within the community are single load streets and all the slopes are maintained by the association. Houses range in size from 2,400 sqft. to over 4,000 sq. ft. and are 2 to 3 levels. As for the pricing of this area, it has dropped just like everything else. In 2006 almost every house sold for over $1,000,000 and some as high as $1,300,000. There are 3 now selling for below that and none over $1,000,000. Most are standard sales, with1 short sales. Available right now are houses between 2,300 sq. ft. & 4,100 sq. ft. with 3 to 5 bedrooms, 3 to 4 baths.

Driving time to the Pacific Ocean is 40 minutes and to the mountains with snow for skiing

Fitness Program Casta del sol, Mission Viejo! Come Join Us!

Casta del Sol's summer exercise program is doing great. Five days a week offering three different types of exercise gives a wide range of movement. It isn't healthy to do the same exercise two days in a row, therefore the changes are good for you.

Monday and Wednesday are aerobic workout days for cardiovascular. The instructor, Leila, provides a variety of different aerobic exercises building up and adding on, then going back to the beginning. She brings us to the point of huffing and puffing then takes us to a slow cool down.

Tuesday and Thursday is body sculpturing at Casta del Sol. Workout includes one or more of the following; weights, stretching tubes, balance pods, stretching bands and finishing with working out on mates. This is a well rounded strength building program.

The end of the week on Fridays is a class devoted to stretch and flexibility training giving us the best total all around week of exercise.

In the fall we go back to using two instructors to fulfill our week of workouts! Body sculpturing class with Leila starts on August 24 and continues till December 9th @ 8:00 to 9:00 Tuesday and Thursday

That gives us 61% of the homes on the market are Regular sales by owners in Mission Viejo! This is great news. Buyers have a better chance of finding a home without having to deal with bank delays.

In April we had a large volume of sales because buyers were trying to get in on the first time buyer credit. May didn't have as many new buyers coming into the market that's why there are more houses available right now. Realtors have told us the better they understand the counter offer process, the more successful they are in closing short sales.

The following facts related to the counter offer process are critical to closing short sales in Equator.

Fact #1: Your acceptance of the counter offer terms does not mean the transaction is approved

Acceptance of the counter offer means that Bank of America will take the next step of presenting the transaction for approval to the investor. In some short sales, multiple approvals may be necessary from others including the second lien holder, mortgage insurer and Bank of America senior management.

Fact #2: The terms of the accepted counter offer may be approved, declined or changed

Any of the parties reviewing the transaction can change the terms of the transaction, approve or decline it.

Fact #3: The counter offer may have an expiration date

How to get Sellers and Buyers to Agree to a Price

Bridging the price gap between home buyers and sellers can be a challenge in today's market. Sellers, many of whom have a hard time accepting that their home has lost value, often expected to sell for more than buyers are willing to pay.

Buyers, on the other hand, are concerned that home prices could drop further. So, they're making sure that they don't overpay. Plus they see some low prices, in the neighborhood they like, and then want to offer lower than that price. Odd ball low prices in a good neighborhood are usually because the house was a foreclosure or a short sale.

There are exceptions to the rule. Very desirable homes in the best locations sometimes sell for over the asking price, particularly if there isn't much inventory of similar homes on the market. Some foreclosure properties at bargain prices are attracting multiple offers. Prices are rising in select areas. Overall, however, it's a still a buyer's market in most parts of the country.

There's not much you can do to convince an unrealistic seller that he should accept your market-price offer. Many of the listings on the market belong to sellers who will sell only if they get a certain price. They may not be able to sell for less because of the size of the mortgage(s) secured against the property. In some cases, sellers bought at the peak and then improved the property. They can't bear to take the loss they would incur if they sold at market price. In other words, these sellers would like to sell, but they won't sell unless they get their price.

Before you make an offer on a listing that's priced over market, try to find out as much as possible about the sellers' motivation, and if there's any flexibility in their price. A lot of time and emotional energy goes into making an offer. Save your efforts for listings where the sellers are motivated. That is, they don't just want to sell -- they need to sell.

Some sellers want to test the waters at a price that's higher than the market will support. They usually feel that someone will appreciate the added value their home offers and pay more for it. However, these sellers will often negotiate with a legitimate buyer who offers a price that is less than the list price.

HOUSE HUNTING TIP: To put yourself in the best negotiating position, make sure that your financing is in order and that you are able to show the seller that you are capable of closing the deal. The fallout ratio is high in the current market. Many of these transactions fail to close because the buyers couldn't get financing.

It's always a good idea to be preapproved for the financing you'll need to buy a home before you make an offer. Preapproval involves making a formal loan application, having your credit checked, as well as verifying your funds for down payment and closing costs, and validating your income and employment. Lenders often want to know that you have enough surplus cash to make house payments (mortgage, property taxes and insurance) for two to three months.

Buyers who make an initial low offer and who aren't in competition should make as clean an offer as possible. This means omitting anything that's not necessary. However, you should include contingencies for loan and appraisal approval and an inspection contingency.

It's a good idea to include a copy of your preapproval letter with your offer. If you are approved for a higher price than you are offering, ask your lender or mortgage broker to issue a preapproval letter for the price you're offering.

THE CLOSING: Then be prepared to negotiate. It may take several rounds of counter offering back and forth to reach a mutually acceptable price.

Baby Boomers Casta del Sol is going out to eat!! That doesn't sound like much, but for me it is because I do a lot of the work to get the parties planned and organized. Having a party off sight is easy and I don't have to work! We will be going to Claim Jumper in Mission Viejo at the corner of Marguerite and Santa Margarita Pkwys. on April 18th at 3:00 and would like as many as would like to come, to join us. Many housing economists have said that for borrowers with stable incomes, good credit history, and FICO scores of at least 620, now is an opportune time to purchase a home. Although inventory rates are below the long-run average, there still are plenty of options available for buyers of high-end homes. KEEP THIS IN MIND
• Consumers trying to time the market and purchase their home when prices are likely to rise again are advised to take a different approach. According to one real estate consultant, while home prices have stopped declining in most areas, and even have risen in some markets, mortgage rates may rise, offsetting any potential savings.
• Early last year, the Federal Reserve began purchasing mortgage-backed securities, which helped maintain low interest rates for consumers. However, the Fed’s purchase program ended in March, and some analysts forecast interest rates to increase throughout the rest of the year. One financial publishing company predicts that rates likely will rise to 5.5 percent by mid-2010 and close the year at 5.75 percent to 6 percent. The CALIFORNIA ASSOCIATION OF REALTORS® (C.A.R.) projects rates on 30-year fixed-rate mortgages to average 5.6 percent this year.
• Closely-watched indices, including the Standard & Poor’s/Case Shiller Index, indicate that the high end of the market didn’t experience the same dramatic price appreciation as the low end. Home prices in this segment have not declined as steeply as homes in the mid- to low-end of the market. Additionally, many discretionary sellers in the high end—those who do not have to sell their homes—are opting to wait until home prices rise before listing their homes for sale.
• The high end of the market also is facing challenges with buyers qualifying for financing. During the height of the market, many high-end home purchases were fueled by exotic mortgage products. Now that those mortgages are no longer readily available, many lenders are requiring borrowers to provide proof of income, such as W-2s and recent paystubs, as well as demonstrate their ability to meet the monthly mortgage obligation.

Why is our morning exercise class in Casta del Sol called Aerobics? Only the ones who have been here for 18 years or more would know the answer and there are still some of them attending class. The class is really about body sculpting.

Saddleback College stopped holding summer aerobic classes in our community because of budget problems. Those who had been in the class didn't want to take the summer off so we formed our own club to be able to continue with all the effort we had put in during the rest or the year. We hired an instructor for the summer and she had a new way of teaching that gave us a whole body workout, callled body sculpting. We did aerobics 2 days, body sculpting 2 days and stretching one day. We continue to do this during the summers months to keep in shape. Once the summer was over and we went back to the classes from Saddleback College on Monday, Wednesday and Friday doing Aerobic, we added Body Sculpting on Tuesday and Thursdays. This makes for an all around fitness program and a good workout.

Mission Viejo Traditional Home Sales at 62%

Southland home prices increased 10% over the same time last year and foreclosures dropped drastically

This increase indicates that foreclosure homes aren't dominating the market here. In Mission Viejo we are showing 62 percent of home sales, are traditional sales, up from 53% in January.

The larger home sales are keeping the median price down because it is harder to get financing for jumbo loans. Once that can be resolved, we will see an increase in the volume of sales. There are buyers out there that, we use to consider worthy of a mortgage but now they can't get approved. The banks are taking the cream of the crop and by passing very good buyers.

With sales of the cheap foreclosure becoming tighter and more competitive, real estate inventory is low. Now when one comes on the market there are multiple offers and many investors, buying them up to hold to them for awhile.

Orange County has had increase of 11.2% in the cost of homes, which was second only to San Diego County at 13%.

As stated by Richard Green ,director of the USC Lusk Center for Real Estate " We need to have a mortgage market that sort of looks like it did in 1997-1998".

I don't even have to mention that we have the best weather of any place.

Casta del Sol is a retirement community locat ed in Mission Viejo, CA which was named the safest city in the U.S. It is a planned development of nearly 2000 homes built in a natural environment of gentle rolling hills with many views. When the warm Santa Ana winds blow, you can see from some view lots as far away as the Pacific Ocean, which is 7 miles south west and in the other direction to Saddleback Mountain. We are 1½ miles from Lake Mission Viejo that includes swimming, fishing and boating; it is like living in a resort.

Casta del Sol was started in the early 1970's and finished in the1990s, so there are many different floor plans and architectural designs that were developed over the years. Size ranges from 900 square foot to over 2,200 with open lawns around many of them. These are detached and attached homes mostly single story in a guard gated community.

Activities abound both within and adjacent to our community. Having 2 pool, spa, 2 club houses, exercise room, meeting rooms and hobby rooms giving you plenty of socializing at several locations. Well it is only one day away from our "Be-Bop Baby Boomers Birthday Bash" March 4th at 6:30PM in the Vista Room at Casta del Sol, Mission Viejo. We are planning to be kids again! There will be favors and bubbles blowing for us to play with because our club is only 5 years old and we are celebrating in style.

There will be roast beef, turkey, ham and veggie sandwiches with all the fixings you could want, plus chips, cake and ice cream. The event is being catered by Jen Katzen who has been an owner of a sandwich deli shop for years. They will also be serving coffee and tea but BYOB if you would like something stronger.

The entertainment for the night is a slide show of past events and a D/J providing music to "rock out" with. We plan to do a 50/50 drawing so tickets will be on sale and who knows you might win some money!

Are buyers ready to buy this spring? Can we get them to commit to buying this spring?

Or are they going to say, not sure we are at the bottom yet, lets wait and see. Well, in Southern Orange County, Mission Viejo the bottom was a year ago! I checked the prices from last January to this January and the prices are up about 8%.

There are buyers out there wanting to buy and it is up to us to give them positive reasons, that this is the time to purchase a home.

One of the ways to do this is to push the reasons to own a home. You need a roof over your head, so why not be paying on your own property and building equity. Being able to make it represent your style and show to others, who you are. You can't do that living in someone else's property. You can write off property taxes which will put more money in your pocket. The last thing is appreciation and there will be appreciation again. It is already happening.

The things that we forget, are that owning and paying for your own place fills you with pride and that is something we need to encourage our clients to realize once more.

I hate this statement but here goes, "when I was young" you didn't measure who you where by what car you had. A car was transportation and you got what you could afford at the time. Today young people buy the most expensive car they can and live at home with the excuse; I can't afford a place of my own "I have a car payment". In other words the car became more important than being on your own and saving to buy a home.

We can change the public and make them aware of the positives in owning a home.

Want to introduce you to the community of Stoneridge in Mission Viejo, CA. It sits on a high crest with views for miles around. To the west it looks over the valley, with some distance ocean views. To the east, you see the Saddleback Mountains with a lush valley and preserved wilderness parks in between. These were the last homes to be built within the city limits.

It has a 24 hr guard gated entrance, walking and hiking trails that can take you 10 miles from home. Most streets within the community are single load streets and all the slopes are maintained by the association. Houses range in size from 2,400 sqft. to over 4,000 sq. ft. and are 2 to 3 levels. The third floor is a bonus area in most though some have been made into a 6th bedroom with bath. All have at least 2 car garages and some have 3.

Casta del Sol, Mission Viejo's Baby Boomers club February party is called "My Funny Valentine". It is being held on Saturday Feb 13th at 6PM in the Vista Room. Everyone is to bring either a main dish, a side dish, salad or dessert for our famous potluck. Sign up at the office to let us know which dish you would like to bring. HSBC Thank You! Fast Approval of a Short Sale

I want to say thank you to HSBO for a fast approval. You hear so many bad remarks about the banks but they have been great.

I sent in an offer with the packet for a short sale on a Sunday afternoon, got a call Monday night 7:45 and had the BPO done Wednesday morning. The next Monday, they called to tell me the file had gone to approval department and I would know in 2 weeks. I called the the Friday before they said to and they had it done. A total of 3 weeks and we are good to go.

Here is some other information that I didn't know about, Bank of America is working with Equator.com to get their approval of short sales done faster. The home owner has to ask to be put in the program and then most of it is done on line. You can see what papers have been sent in and what they need to be done. I am just getting started with it, but what I have seen, has impressed me.

Casta del Sol! Keeping Healthy and Fit in 2010

Aerobics class started the second week of January after a four week down time. It sure shows me that my muscles didn’t like the time off because they have been screaming. They say sore is good! But I’m not taking bets on that.
Our instructor Lelia always comes back with new ways to work our bodies! The program she puts us though consists of light dance warm-ups, lunges and squats just to get started. We follow that up using different size weights with repetitions, till we yell uncle, LOL. Finishing the hour off down on mats for push-ups, leg exercises kicking and raising our legs high then low. Mixing into this are balance pods, stretch bands and stretch tubs to make sure we work the whole body.
The pay off for all this is strong bones, strong muscles, keeping fit to hopefully prevent osteoporosis and making us agile though our golden years.
Keep working the body, so the body can keep working for us!

Taking Steps to BE Positive in a Negative Environment

How to sell houses whether you are dealing with the sellers or the buyers and be the one they want to call! BE POSITIVE! This will help you in any market situation should the economy be down or up. No one wants to buy a house from someone that is negative and down. You will have days that you have to work at being positive. Chances are you can find the best thing that is happening that day and build on it. The saying "every cloud has a silver lining" is true, it just takes an effort to find it.

One way to remove yourself from negative influences is to limit how much you watch, listen or read the news. We as Realtors have to know what is going on and how it relates to our business but we need to decipher what it all means. The news is there to feed your fears! The worst it is, the more we pay attention to it. Think back on bad things that have happened and how you were glued to the TV and read everything you could get your hands on. The media is a business and the more we read newspapers or watch TV the more they make. Think about, and in the future pay attention, to the words they use: might be, possible, maybe, could. They feed our fears. When you do listen to the news, make sure to deal with the FACTS as they are right now, not the might, could, or maybes!

Surround yourself with positive people. It is amazing how many times in a day someone will tell you how bad the market is but you know better. Houses are selling, people are getting help and buyers are feeling lucky to be able to purchase a home so it isn't all bad.

I once years ago, took a class on how to prevent others negativity from influencing me. First thing we had to do was use only positive words and it was hard to do. You become aware of how you use words and how to change them around to say the same thing in a positive way. The second lesson was to pay attention to the words others said to you. Every time someone said a negative statement to you, you said to yourself "cancel". This practice was to make you aware of how much others feed you negative thoughts.

So for just one day, try this and become aware of how others influence you or how your words effect others.

Buying a House This Year? Learn about the Changes!

This will probably be one of the best years to buy, with the lowest interest rates in the last decade and the lowest prices since 2003. The Federal government is going to be doing all they can to assist people to buy a house this year. First time buyers will have an $8,000 tax credit available to them as long as they have a binding sales contract signed by April 30, 2010 and the home purchase is completed by June 30, 2010.

For sales occurring after November 6, 2009, the Act establishes income limits of $125,000 for single taxpayers and $225,000 for married couples filing joint returns.

The income limits for sales occurring on or after January 1, 2009 and on or before November 6, 2009, are $75,000 for single taxpayers and $150,000 for married taxpayers filing joint returns.

There is also tax credit of up to $6,500 for qualified move-up/repeat/retirees home buyers (existing home owners) purchasing a principal residence after November 6, 2009 and on or before April 30, 2010 (or purchased by June 30, 2010 with a binding sales contract signed by April 30, 2010).

This is an opportunity you shouldn't pass up.

There is money available, either FHA, VA or conventional but you need to start the process. With an FHA, you need less of a down payment and your credit doesn't have to be great. They are more lenient with your credit scores.

Before you start looking at homes you need to find out what you qualify for. Most of the properties for sale are Short Sales or REOs (bank owned) and these have requirements that take longer. You will have to you get qualified with the bank who holds the property plus whoever you use for your loan.
