Two Month Market Report for Mission Viejo, CA

Just did a check on how the market in my area is doing. I work out of Mission Viejo, CA Population is over 95,000
Total Active on the market
1/15/10- - 257 all homes. 3/17/10- - 313 all homes.
Short Sale Active
1/15/10- -106 out of 257 1/15/10- - 105 out of 313
REO Active
1/15/10-5 out of 257 1/15/10- - 12 out of 313
In Default Active properties
1/15/10- - 2 out of 257 1/15/10- - 2 out of 313
In Probate this month are 1 property

That leaves 193 out of 2313 as equity sellers for 3/17/2010
January wasn’t looking as good but that can be explained because there are more short sales on the market than standard sales. Equity sellers won't put their houses on the market until after January, unless they have to, so we had a larger inventory of short sales still on the books. We are showing less distressed properties on the market with only 105 out of 313. There is a bigger percentage of equity sellers on the market now than had been in January. Equity sellers are at 62% of the market for Mission Viejo, CA
Did a check on what was sold during this same 2 month period and how many days they were on the market.

Sold REOs 1/15/09 to 3/17/10 total of 26 and average DOM 26
Sold Short Sales 1/15/10 to 3/17/10 total 47 and average DOM 185
Sold Standard Sales 1/15/09 to 3/17/10 total 92 and average DOM 75
