Just did a check on how the market in my area is doing. I work out of Mission Viejo, CA Population is over 95,000
Total active on the market for
5/13/10- - 349 all homes. 7/12/10- - 364 all homes.
Short Sale Acti ve
5/13/10- -118 out of 349 7/12/10- - 110 out of 364
REO Active
5/13/10- 19 out of 349 7/12/10- - 24 out of 364
Other
5/13/10- - 3 out of 349 7 /12/10- - 6 out of 364
Standard sales/ Equity sellers
5/13/10 -- 209 out of 349 7/12/10 - 224 out of 364
That gives us 61% of the homes on the market are Regular sales by owners in Mission Viejo! This is great news. Buyers have a better chance of finding a home without having to deal with bank delays.
In April we had a large volume of sales because buyers were trying to get in on the first time buyer credit. May didn't have as many new buyers coming into the market that's why there are more houses available right now. We are showing close to the same total of distressed properties on the market in July as previous months with only 127 out of 364.
Showing how many days they were on the market.
Sold REOs 5/13/09 to 7/12/10 total of 21 and average DOM 43
Sold Short Sales 5/13/10 to 7/12/10 total 64 and average DOM 152
Sold Standard Sales 5/13/10 to 7/12/10 total 154 and average DOM 69
As we can see month after month the short sales are on the market longer than standard sales or REOs
